Clean, clean, clean. Dust ~Polish~Clean Again If you’ve already moved out or if you’re too busy to stay on top of things, consider hiring a cleaning service to stop by every couple of weeks.
Pay attention to smells. Don’t cook fish the day of a showing ~ Don’t mask smells with air freshener or Febreze. That makes buyers wonder what you are hiding.
Clear out the clutter. Pack away winter/summer clothes, books, extra pots, and pans, clean out drawers, toys, shoes. Less =more space for the buyer to see
Repaint the walls neutral colors. Stay neutral in your color choices. Tans and whites that allow buyers to focus on the spaces themselves, not the color of the walls.
Keep the décor simple. Declutter so your buyer imagines themselves in your space, get rid of any art or other décor that might turn off people with different tastes. No religious items
Get rid of personal items. Buyers want to be able to envision themselves in your home, so remove anything overly personal, like family photos in the hallway or your kids’ artwork on the fridge.
Let there be light! A bright, cheery room looks bigger and more inviting. Open up all the windows to let in natural light Replace bulbs that don’t work. Light them in dark rooms.
Bring nature inside. Potted plants or a few pretty buds in a vase can help bring energy into an empty and even draw attention to features you want buyers to notice. Just make sure the plants are in good health and NO bugs
Get rid of too much furniture. Your furniture should fit the room, less is more space for the buyer to see.
Organize your closets. Buyers will look in drawers and closets. People like lots of storage space. Invest in a POD or storage unit and put extra clothes, shoes, coats, etc in there.
Tackle that honey-do list. Walk around the house with a friend. What does she see as a distraction? Buyers will notice them, and they’ll detract from the value of your home. So set aside a weekend to make the repairs or freshen up.
Do a faux “renovation.” You don’t need to spend a ton of money to make the house look great. Little tweaks can make a big difference in the overall feel of a room. Kitchen a little outdated? Replace the fixtures, faucets and hinges. Is the tub caulking black-refresh it.
Give each room a purpose. Stage the house with the purpose of each room that it was intended to be.
Turn the bathroom into a spa. Create the feel of a relaxing, luxurious bath — for less than $30. Stack a few pretty washcloths tied with ribbon, add some scented candles and faux plants, and buy bathmats and towels in coordinating tones such as light green, blue and white.

Turn the living room into conversation central. Create a furniture arrangement that inspires conversation.
Make something yummy. Do you love the smell of fresh baked cookies? So do buyers it makes them feel at home.
Make it look “lived in”. Help your buyers see themselves in your home by adding deliberate accessories that showcase how your home can be lived in. An inviting armchair and a tray with a coffee cup and book can turn that empty corner into a reading nook. Pretty soaps in a decorative tray can make your tiny half-bath more appealing.
Boost the curb appeal. Don’t spend all your time indoors. For some buyers, outside makes the home….so make sure your home’s exterior looks excellent. Trim your shrubs, weed your flower beds, fix any peeling paint and keep the walkway clear. pay attention to how your front door looks
